Yes, we recommend your presence in case the representative has questions or needs assistance accessing parts of the property. You can coordinate with the NVMS representative to be there during the inspection.

It typically takes 3-5 business days to receive reimbursement for your draw.

The cost per inspection is $150 per unit inspected. For example, if your property is a duplex, the total inspection fee will be $300.

The inspection fee will be charged to the credit card you provided in your Funding Agreement during closing. If there are any issues with your payment information, we will send you a link to facilitate the payment.

No, reimbursement is only available for materials that have been purchased and installed.

For reimbursement of architectural plans and permits, or any work that cannot be verified with photographs, please submit the supporting documentation along with your completed draw request form.
If you completed work outside your original scope, please include it in your next draw request along with a brief explanation of why it was needed. Also, provide receipts and/or invoices showing the expenditures. This work will need to be verified by the NVMS representative during their visit.
Yes, reallocations are acceptable as long as the overall budget does not change. If you need to make adjustments, please submit the revised Scope of Work with a brief description of the changes. Our underwriting team will review it to ensure compliance with ARV.

You can request as many draws as needed. However, we recommend requesting fewer draws to minimize associated fees.

To receive your final draw, which is the last 10% or the last $7,500, whichever is greater, we must order a final, full home inspection and ensure the property is listed for sale.

If you are not selling your house, we will still require a final, full home inspection, and a copy of your lease agreement.
